San Clemente is Orange County's southern most coastal city. San Clemente is famous for being a major surfing destination and for it's great climate. San Clemente has a number of famous beaches including Tressels, San Onofre, San Clemente State Beach, San Clemente Pier, and more. The city is one of the most affordable coastal cities in southern California. San Clemente has 9 different areas which are named San Clemente North, Forster Ranch, Marblehead, San Clemente Central, Rancho San Clemente, Coast District, Talega, San Clemente Southwest, and San Clemente Southeast. San Clemente North
This area is in the northern most part of San Clemente. This area has both single family homes and condos for sale. Most of this area was built in the 1960's and 70's as vacation homes. One of the more well known neighborhoods in this area is the beach close community of Shorecliffs. Another noteable neighborhood is the gated community of Sea Pointe Estates. Sea Pointe Estates is where you can find the largest estate style homes for sale in San Clemente North. Most of the homes there have ocean views and are over 3,000 square feet of living space.
Forster Ranch is in the north eastern area of San Clemente. This is one of the largest areas of San Clemente and has a wide range of single family homes to choose from as well as some condos. The smaller starter homes in this area can range as low $650,000 up to the large estate homes which can be sold for over $1M. The most popular neighborhoods of Forster Ranch are named The Reserves. There are 4 Reserves 'North, South, East, and West'. These neighborhoods are newer and are popular because many of the homes there have ocean views.
Marblehead is located in the central eastern part of San Clemente just to the east of the 5 freeway. Most of the neighborhoods in Marblehead are located in a gated community. Many of the homes there also have ocean views. Two notable neighborhoods in Marblehead include The Crest and Highland Light Estates. Both of these communities have homes with ocean views and open and bright floor plans.
San Clemente Central
San Clemente Central is known as the downtown area of the city were the main street Avenida Del Mar is located. This area has everything from single family homes to condos, to triplexes and four-plexes available as well as larger multi-unit buildings.
Rancho San Clemente
This are of the city is located in the central eastern part of the city just east of San Clemente High School. Rancho San Clemente has a good range of homes available in affordable price ranges. There are both starter homes and mid-level homes available. There is also a condo community named Vista Pacifica that has condos starting in the $300,000 - $400,000 price range.
The Coast District is located in the east central part of the city. It's aptly named because many of the homes in this area have ocean views. This area has mid-level and larger single family homes available.
This is the newest area of San Clemente being built starting in 1999. Talega is located in the eastern most part of San Clemente. There are over 40 neighborhoods in Talega so there is bound to be something for every home buyer. Talega has entry level condos, single family homes, senior communities and large estate homes available.
Southwest San Clemente
The southwest area of San Clemente is one of the most prized areas to own a home due to it's proximity to most of the major beaches in the city. The southwest area is west of PCH (Pacific Coast Highway) and south from T-street. The homes are mostly single family residences with some condos available as well. The homes range from 2 bedroom beach bungalows to large 5 bedroom modern residences. Many homes are in walking distance to some of the major beaches in San Clemente like Riviera and T-Street. This is one of the more expensive areas of San Clemente due to the beach proximity. Two gated communities in this area are Cypress Shore and Cypress Cove. Homes in those communities start at the $1M range and can go up to $5M.
Southeast San Clemente
The Southeast area of San Clemente also has many homes with ocean views and is located in the very southern part of the city. The area is located on the eastern side of the 5 freeway so the homes are not really in walking distance to the beach. One great thing about living in this area is that the homes have larger more traditional lots. Some of the homes higher up on the hill have unbelievable ocean views.
