In Ladera Ranch there are 95 homes for sale right now up from the very low 66 homes two months ago. 73 of the homes for sale are single family residences, 16 are condominiums, and 6 are townhomes. Out of the 95 homes for sale all of them are standard sale or equity sales, there is no short sale, and no bank owned homes. The home inventory has began to increase in the last few months but remains lower than average. Nearly 75% of the homes for sale in Ladera Ranch are listed for $700,000 and above right now. Most real estate agents and market researchers are estimating price increases of 2-4% in 2017. Home loan rates have slightly gone up again over the last 2-3 months. The average rate for a 30-year fixed mortgage has increased to around 4.20 - 4.25%  which is still a historically excellent rate!

The average price of a home for sale in Ladera Ranch is now $1,517,868. The average days a home is on the market in Ladera Ranch has decreased to be around 56 days. The home inventory has only slightly increased to around 2.10 months of home supply as the current buying pace. Just as I expected the inventory has increased a little but it should continue that trend leading into the summer months. The average sold price verse the average list price increased slightly to be 98.83%. This increase can be attributed to the competition between buyers pushing each other closer to asking prices. The inventory of homes for sale is still low which means there will be more competition and more buyers vying for each home.
